My Code of Honor
I always endeavor to act in the best interests of my
client. I actively serve as an advocate for my clients, acting
as a shield between my client and predatory lenders. This is
not to say all lenders are predatory, but that I make it my
business to detect predatory business practices by lenders and
protect my clients accordingly.
I'm here for the long term to serve as your agent in these
matters- your advocate and your advisor. There are many loan
officers that are only around long enough to collect their
commission and then they're gone.
I establish a price for services
upfront, in writing, based on information provided by my
client. The price may be a fixed dollar amount, a percent of
the loan, an hourly charge for my time, or a combination of
these. However, I'll tell you right now... unless there are special circumstances, I just
charge a straight-up 2 points for my services. I'm as
transparent as possible in regard to my fee. I don't negotiate
it and I don't inflate it with hidden fees.
I willingly disclose all yield spread premiums, broker fees,
processing fees, etc. on the Good Faith Estimate. I don't hide
ANYTHING because you deserve to know where the money's going.
On third party services, such as an appraisal, ordered by me
but paid for by the customer, I will provide the invoice from
the third party service provider at my client's request.
Alternatively, I always give my clients the option of making
the payment directly to the third party service provider so
they can see the actual cost.
Any payments I receive from third parties involved in the
transaction will be credited to the customer, unless such
payments are included in my fee.
I will use my best efforts to determine the loan type,
features, and lender services that best meet my client's
needs, and to find the best wholesale price (rate and points)
for that loan from the lenders with which my company is
approved.
After the terms have been locked, if requested by my client, I
will provide a copy of the applicable lender's rate sheet that
discloses the wholesale price. When directed by a client who
has met lender lock requirements, I will lock the terms (rate,
points, and other major features) of the loan, and will
provide a copy of the written confirmation of the rate lock as
soon as it has been received from the lender.
If a client elects to float the rate/points, I will provide
the customer the best wholesale price available from the
lenders with which my company is approved on the day the loan
is finally locked.
I will maintain a web site on which my commitment to my
clients is prominently displayed, along with any other
information I wish to convey. It is not my practice to
display mortgage prices or rates on my websites. Each loan is special
and I think advertising rates and prices can be misleading to
people looking for a loan. Instead, I sit down with my clients
and determine their credit situation, equity position, and
their goals. Only then, will I shop suitable loan products.
I do not quote rates without knowing your credit, equity, or
goals. No one can honestly promise a rate without
knowing these 3 things!
