Foreclosure Help
Are you in foreclosure? If not, do you feel like
you're headed there? If you answered yes to either of
these questions, write down the answers to the following
questions and call or
email me. Click here if you're in
foreclosure. Click here if
you think you're headed for foreclosure. All the
clicking does is zoom you down to your own questions and
information. If you're in
foreclosure and have received paperwork, gather it all up and
set up a meeting with me. Gather every speck of paper
you're received regarding your mortgage and foreclosure, even
if it's the same paper or notice, etc. You can call or
email me to set up your appointment.
- I'll need to know how far behind you are... how many
payments have you missed?
- Are your property taxes are current?
- At what stage of foreclosure are you? Have you
been given an auction date? Find these papers and show
me all you have received.
- Are you prepared to sign a paper giving me permission to
contact your lender on your behalf regarding your mortgage?
I can't talk to them or negotiate on your behalf without
your permission.
- What's the reason you fell behind? Was it a
one-time catastrophic event like an injury, divorce or
death? Or is it an ongoing problem? Any mortgage
consultant and any lender will need to know the story behind
the delinquency. We don't collect this information to
judge you at all. We collect it because we must get an
accurate assessment of both the risk and the situation in
order to help you make sound decisions in this very
important matter.
- Are there any other liens against your house?
- How was your credit last time you looked? What was
your FICO score? Do you think your credit has gotten
better or worse since then?
- Do you have any equity?
- What's your goal in this situation? Do you want to
keep your house, if possible? Or do you want to get
out from under your house and try to save your credit (live
to fight another day)?
If you think you're
headed for foreclosure, write down the answers to the
following questions and call or email me to set up an
appointment with me. There is still time to take steps
to avoid the humiliation of a foreclosure sale sign in your
front yard. There is still time to save your credit.
- Have you been late making any of your mortgage
payments? How many times?
- Have you missed any payments? How many?
Have you received any notices threatening foreclosure or
any attempts from the lender to prevent a foreclosure?

A Word About Appointments
Always keep your appointments! I can't stress this
enough. It doesn't take long in this business to find
out that some people in foreclosure don't keep their
appointments. They don't open their mail. They
don't answer the phone. They don't answer the door
unless they're expecting someone. And ultimately... they
lose their house - their HOME.
Don't be one of those people! Be proactive instead of
allowing yourself to be buffeted by the waves of circumstance.
Fight to keep your house if keeping it is what you want.
If you need to get out from under your house, then fine, I'll
help you... but walk away instead of having it taken
away from you. Fight the boogieman instead of hiding
under the blankets. The danger you can see is much less
frightening than the phantom that lurks in the dark.
I know it's embarrassing to talk about foreclosure. I
know you may be ashamed of how you have handled your finances
up till now. I know you don't want to be judged.
But if you don't keep your appointment, I can't help you.
I'm not here to judge you. I'm here to see what we can
do and give you good advice. I'm stepping up to be in
your corner. Instead of focusing on the past, we're
going to be focused on the best possible future we can secure
from this situation.
If you've made an appointment with me and something comes
up, call or
email me to reschedule it. When I have an
appointment with you and I'm getting ready to go, I'm going to
give you a call (it'll be an hour or so before our
appointment) to confirm the appointment. If you don't
answer and confirm (or call back by the time I need to leave),
the appointment is cancelled. If you confirm and I show
up at the appointed time and you're not there or you don't
answer the door, then I'm not going to work with you - even if
you call me later. I must be able to count on you
to hold up your end just as you must be able to count on me to
hold up mine.
You must keep your appointments or all is lost.
